Terms and Conditions

These general terms and conditions apply to reservations and agreements regarding the rental of an apartment, room or sleeping place at OK-Ferien ug, located Falkensteiner Straße 7 in Hammerbrücke. 

The 'tenant' is the person who concludes the agreement with regard to the rent.

Deviating agreements are only valid if agreed in writing.

Article 1 - Reservations

  1. Reservations are only accepted from persons 18 years of age or older. Reservations for or by young people under the age of 18 must also be endorsed by a legal representative/parent.
  2. After your reservation you will receive a confirmation, AV and an invoice from us within 48 hours. Please note that your reservation is only final when the deposit has been received.
  3. Please check the documents for correctness and report any inaccuracies immediately to us.
  4. The agreement concerns rental for recreational use and ends after the agreed period has expired. Tourist tax is due.
  5. We reserve the right to refuse a reservation or booking.

Article 2 – Payment and acceptance General Terms and Conditions

  1. Payments can be made via bank transfer, credit card, debit card or PayPal.
  2. 25% of the rent with a minimum of € 100.00, applicable as a deposit and reservation confirmation, must be paid within 7 days after the invoice date.
  3. The remaining amount, being 75%, must be paid no later than 14 days before arrival date.
  4. When booking within one month before the arrival date, the full invoice amount must be paid at once.
  5. When paying via PayPal you will receive a payment request/invoice via PayPal.
  6. If you opt for a wire transfer, you can use one of the following bank accounts:

  9. Always state the invoice/reservation number with your payments.
  10. By making a (partial) payment you confirm that you have read and agree to the General Terms and Conditions.
  11. In the event of non-payment or late payment, your reservation will be canceled and the agreement dissolved.

Article 3 - Security deposit

  1. A deposit of € 100.00 will be charged on the invoice, which serves to guarantee damage and/or costs in the broadest sense of the word..
  2. The deposit falls within the amount of the 25% down payment.
  3. If you fail to pay the 25% deposit, we will terminate the agreement.
  4. The deposit or any remainder thereof will be refunded within 14 days after departure to an account specified by the tenant or, after checking, will be settled immediately upon departure..
  5. If it turns out that the deposit is not sufficient to compensate for the damage, we reserve the right to hold you liable for the remaining damage.

Article 4 - Modifications

  1. If the tenant, after mutual confirmation of the agreement, wishes to make changes, we will discuss whether we can accept these changes..
  2. If the tenant wishes to change the stay after confirmation of the agreement, the conditions in force for that period apply, this also applies to changes in accommodation. If it is not possible to meet the desired changes, the cancellation provisions as stated in Article 5 apply.

Article 5 - Cancellation

Cancellation by the tenant must always be made in writing, the following conditions apply to cancellation:

  • In case of cancellation up to 30 days before the day of arrival, 10% of the rent is due.
  • In case of cancellation up to 14 days before the day of arrival, 25% of the rent is due.
  • In case of cancellation from seven days until the day of arrival, 50% of the rent is due.
  • If you do not arrive within 24 hours after the agreed date, 100% of the rent is due.

In case of cancellation on our part, all monies already paid will be refunded.

Article 6 – Receipt of key

  1. Upon arrival, the tenant will receive a general key for access to the stairwell and a key to the room or apartment. The tenant is not entitled to duplicate the key, if this is done anyway, the tenant owes a fine of € 500.00 without prejudice to the actual costs. The keys are made available on loan but remain our property. In the event of loss, theft or any other loss of the key, the tenant owes an amount of € 100.00.
  2. Goods found after your departure will be kept for a reasonable period of time, but we will not take any responsibility for this. Sending is only possible at your expense.
  3. When the tenant and/or other users have locked themselves out, any costs will be charged, these will be deducted from the deposit.

Article 7 - Stay in the holiday home

The following periods, times and conditions apply to reservation or stay:

  1. Weekend: Friday from 3 p.m. to Monday 10 a.m.;
  2. Midweek: Monday from 3:00 pm to Friday 10:00 am;
  3. Week: Friday from 3 p.m. to Saturday 10 a.m.;
  4. The tenant and other users must behave as a good tenant during their stay in and around the house.
  5. On the day of arrival you can use the reserved accommodation from 15:00, on the day of departure you must have left the accommodation by 10:00.
  6. All indoor spaces are smoke-free, smoking is allowed outside provided everything is cleaned up as well.
  7. Open fire outside may only be applied in consultation.
  8. Pets are allowed to a limited extent.
  9. The rent does not include final cleaning, you can do this yourself or we will take care of it for you for a fee of € 35.00.
  10. Use of bed linen and linen is included but if you want more you can rent extra packages, the fee depends on what you want.
  11. Barbecuing with the present barbecue is possible in consultation, provided it is left clean again.
  12. The use of water and electricity is included, but we ask you to deal with this economically.
  13. In cold periods, a surcharge can be charged for heating, you can also obtain wood simply because it is cosy.
  14. Stay of more people than agreed or the maximum number of people applicable to the stay is expressly not allowed without our permission, this can lead to the premature termination of your stay.
  15. Moving furniture, sound or television equipment or taking (indoor) inventory outside is expressly not allowed, with the exception of the crockery/glasses and cutlery for your meal outside..

Article 8 - Force Majeure

Force majeure also exists on our side, as a result of which the execution of the agreement is wholly or partially (temporarily or otherwise) prevented by circumstances beyond our control, such as danger of war, strikes, blockades, fire, floods and other disruptions or events..

Article 9 - Liability/complaints/damage

  1. The tenant and other users are fully liable during the rental period for damage caused to the accommodation, the inventory and all items that belong to the rented property, unless they can demonstrate that the damage cannot be attributed to them. We therefore advise you to inspect the inventory for defects on arrival and to report this to us immediately if you notice any damage or defects..
  2. We accept no liability for theft, loss or damage of or to objects or persons, of whatever nature, during or as a result of your stay.
  3. We accept no liability for construction activities on the (main) roads, etc. in the area and we accept no liability in the event of the breakdown or inactivation of technical equipment, utilities, the non-functioning or partial non-functioning of the internet and or the TV..
  4. The costs of normal maintenance and repair of defects are for our account. If defects occur, the tenant must inform us immediately and follow our instructions as much as possible.

Article 10 - Departure and final cleaning

Additional (cleaning) costs may be charged in the event of incorrect use or abandonment of your stay. After the end of the stay, the tenant must pay:

  1. Leave the accommodation clean and tidy;
  2. Washed everything, dried it and put it back in the closet;
  3. Duvet covers and linen folded at the foot of the bed;
  4. Leave used equipment clean and empty;
  5. Bringing food and not leaving it in the cupboards or fridge;
  6. Empty trash cans, there are containers outside for residual waste, bio-waste, plastic/plastic and residual waste.
  7. You can report any breakages and/or damage to us.

Article 11 - Applicable law

All our terms and conditions from the rental agreement/house rules, as well as any disputes arising therefrom, are exclusively governed by the applicable law.
